Seattle Neighborhoods: Greenwood 
Greenwood, one of Seattle’s smaller neighborhoods, is a refreshingly eclectic and down-to-earth area without a hint of pretentiousness. It doesn’t even have sidewalks in some areas! This area has a diverse mixture of businesses surrounded by some of the most affordable Seattle real estate. Greenwood’s main hub is along Greenwood Avenue between NW 67th St. and NW 87th street. The neighborhood features many excellent restaurants and bars, coffee shops, a bunch of specialty stores of varying sophistication plus the historic Tap Root Theatre (which survived an arson attack in 2009).
Greenwood is bordered by Ballard to the west, Lake City and Wedgewood to the east, Broadview and Northgate to the North and Green Lake to the south. The border between Greenwood and the slender Phinney Ridge neighborhood to the south is fairly fluid with both neighborhoods sharing a chamber of commerce and cooperating on joint planning of events.
This area was originally known as Woodland and later, presumably after all they had cut down all the trees, became known as Greenwood in 1907. The area north of 85th was annexed into Seattle in 1954, which may explain the lack of sidewalks in this segment.
As with much of North Seattle, Greenwood has had to adjust to new condo and townhome developments plus increased rents for long term businesses forcing some to close down or relocate to cheaper locations. Ballard, Fremont and elsewhere have already been through this process and may just be a matter of time before Greenwood is gobbled up. Time will tell if it can retain its down-to-earth character in the years to come.
Greenwood Real Estate
As the revitalization / gentrification / rejuvenation or however you wish to refer to it, steadily spreads north from downtown Seattle, Greenwood is the next neighborhood firmly within its sights. With Fremont, Wallingford, Green Lake and Ballard being out of the price range of many first time home buyers, Greenwood is definitely a more feasible option for those with smaller budgets. As the data tables below show, the low to high price range of between $269,000 and $536,000 for single family homes makes this area one of Seattle’s more affordable neighborhoods.
Despite that, Greenwood homes are a great mixture of older early 20th century single family homes and more recent high density condos and townhomes. The neighborhood has a high concentration of craftsman style homes as well as bungalows.
