Marketing plan to maximize the sale price of your home within a time frame that works for you.
Generating the greatest amount of exposure to potential buyers while making your home look its best will help you get top dollar for your home. A combination of different marketing methods will promote your home to a wide audience and promote its best features.
Pre-inspection of your property: I will have the major systems in your home inspected to reduce your risk of any surprises when negotiating with a buyer and to make your transaction smoother. I will pay for this inspection as part of my service to you.
Pricing: I will assist you with pricing your home based on a competitive market analysis (CMA). This will help you set the best price for your home so that it will sell within your time frame.
Pre-title commitment: I will order a pre-title commitment to reduce your risk of any title problems at closing.
Photography: You never get a second chance to make a second impression. I will pay for a professional photographer and the photos will be used with on-line listings and on printed flyers. Great photos grab buyers’ attention, bad amateur photos don’t.
The Internet: Over 85% of buyers begin their home search on the internet. Your home will be listed on forty (40) individual real estate websites including Realtor.com, Zillow.com, Craigslist, Yahoo Real Estate, Truila and Coldwell Banker.com and many other prominent real estate sites. Anyone with internet access will be able to see your home, be it local, national or international buyers.
North West Multiple Listing Service (NWMLS): Your home information and photos will be listed on the database used by all real estate brokers in Washington state. This is the source used by all agents to looks for properties for their buyers.
Paid Realtor.com ad: I will pay for an enhanced ad on the real estate website with the greatest amount of traffic on the internet. I will include additional photos to maximize exposure of your home.
Staging advice: I will assist you with preparing your home for sale. The three most important aspects are (1) curb appeal, (2) making your home look as clean as possible and (3) reducing clutter.
A Coldwell Banker Danforth For-Sale sign will be placed on your property to notify the passing public that your home is for sale.
Color flyers will be made, highlighting the best features of the home and will include sample photos to entice buyers inside. Flyers will be placed both in a flyer box outside on the for sale sign and on a display holder inside the home. I will provide you with extra flyers to refill the displays.
Brokers Open: I will hold a brokers open midweek of the first week the home goes on the market so that other local agents can come to preview the home. If your home is a good match, agents will want to bring their buyers to see the property.
Public open houses: I will hold an open house for the general public (with your permission) the first weekend the home is listed and at additional times while the home is on the market. The open house will be advertised on various websites and on social media.
Lockbox: a lockbox containing keys to your home will be placed on your front door to allow agents to preview your home and bring potential buyers. Note that only agents will have access to the keys. The lockbox software allows me to see which agents have visited your home.
Feedback: I will contact agents who have previewed / showed your home for their opinions regarding the overall quality of the home, the listing price and what they liked most or least about the property.
Weekly reports: I will update you at the end of each week (or more frequently if required) on the viewing activities on your property and on feedback from other agents.
